Property pre-inspection imagery

Assessing a property at the point of binding, without sending an adjuster to the site. Image-derived signals on roof age, condition, siding integrity, tree proximity, and wildfire exposure feed into the underwriting or renewal decision.

Legacy

A physical inspection by a contracted surveyor for a commercial or high-value residential risk; for simpler residential risks, no inspection at all — the carrier priced on the application form alone.

Modern

Cloud SaaS and classical ML; tools founded roughly 1995 – 2015.

AI-native

Built around deep learning or LLMs from day one; tools founded mostly post-2015.

Nearmap (aerial imagery, 2007) and Cape Analytics (aerial-plus-computer-vision) built the modern rung on high-resolution flyover data. Hover moved the action to AI-native via smartphone capture, generating a 3D model from eight photos taken by the policyholder. The two approaches are complementary — aerial for the neighbourhood, smartphone for the specific structure.
